I have written over 600 posts and articles concerning the various aspects of the Michigan real estate market.  I have always had a philosophy of providing the best service possible along with the best real estate options for clients to buy and sell homes.

I have become the largest franchise site manager of www.OwnMax.com .  The reason for adding a For Sale By Owner option to my already extensive Full Service Realty company FlexIt Realty® is simple. 

Not everyone has the same needs or can afford to pay the commissions associated with a full service brokerage.  If that wasn’t true and only "Full Service Brokerages" were needed then we would not have any other types of real estate offices or selling and buying options.  For Sale By Owner is not for everyone.  Some people can do fine with a For Sale By Owner program, others do not have the time or understanding of what it takes to sell a home. 

Many  sellers think it is simply putting a sign in the yard and waiting for buyers to call.  That may be somewhat true in a "Sellers Market" where there are more buyers than homes to fill the need to meet the buyer demand.  In a "Buyers Market" the opposite is true...we have more homes for sale than we have buyers.  So buyers have many more choices and fewer homes are sold which drives prices down. 

The market prices go down to attract buyers to one property before another competitive property.  The higher priced property that has the same features benefits, condition and location helps sell the lower priced property first.  So when I say, “For Sale By Owner” is not for everyone I mean it takes some skill to market homes to find the right buyer.  If it were as easy as placing "For Sale" signs in the yard why have thousand of Realtors, Real Estate Brokerages and Mortgage companies gone out of business?
